Our Role
We partner with property owners to increase bookings, optimise listings, and streamline guest experience. 
Our services include:
- Listing optimisation and marketing 
- Guest communication and support
- Booking coordination and calendar management
- Check-in assistance and issue resolution

We operate as a co-host and service provider, not the primary host or property manager.

Alignment of Incentives
Our model is designed so that we only win when you win.

Because our fees are performance-based, we are incentivised to:
- Maximise occupancy
- Improve nightly rates
- Deliver a seamless guest experience

However, results are influenced by factors outside our control (market demand, competition, seasonality, and property quality), and therefore cannot be guaranteed.

Client Responsibilities 
To achieve the best results, you agree to:
- Maintain your listing in your own name on the booking platform
- Ensure the property is clean, safe, and guest-ready at all times
- Comply with all local laws and short-term rental regulations
- Maintain appropriate insurance coverage
- Provide timely communication and access when required

You remain the primary host and legal operator of the property.

Payments & Structure
- Guest payments are processed directly through platforms such as Airbnb
- We do not handle or hold guest funds
- Our fees are invoiced directly to you based on the agreed percentage or structure 

Invoices are payable within 7 days.

Minimum Commitment
To deliver meaningful results, a minimum 3-month engagement applies.

This allows time to
- Optimise your listing
- Gather performance data
- Implement pricing and marketing improvements

Early termination within this period may result in remaining fees becoming payable.

Performance Expectations
We focus on continuous optimisation, not one-off changes. 

This includes:
- Testing pricing strategies
- Improving listing presentation 
- Refining guest communication

While we aim to maximise performance, we do not guarantee:
- Specific revenue outcomes
- Occupancy reates
- Booking volume

Liability & Risk
We act in a support and advisory capacity.

To the maximum extent permitted by law:
- We are not responsible for guest behaviour, damage, or disputes
- We are not liable for platform-related issues (account restrictions, outages, policy changes)
- Our total liability is limited to the fees paid for our services

Platform Independence 
We work alongside third-party platforms (e.g. Airbnb), but are not affiliated with them.

All platform decisions remain outside of our control.

Intellectual Property
Any listing content, copywriting, or marketing materials we create remain our intellectual property unless otherwise agreed.

Termination
After the minimum term, either party may end the agreement with written notice. 

We may suspend or terminate services immediately if:
- Payments are overdue
- The property presents safety or legal risks
- These terms are breached

Privacy
We handle all personal information in accordance with our Privacy Policy.

Governing Law
These Terms are governed by the laws of New South Wales, Australia.
